A murderous psychopath stalks a small community that's been targeted for development in this bloody slasher film. In 1987, wealthy Wilfred Butler committed suicide in his home. Flash forward to 2012, and Wilfred's grandson Jeffrey has inherited the derelict home, which has become the final point of contention in a major development deal. It seems like the perfect opportunity for Jeffrey to make some quick cash, but when he travels to the small town with his lawyer to finalize the sale, he finds that the home is now occupied by a maniac with a short fuse, and a particularly sharp axe.
